Realterm

Realterm is an independent global investment manager focused on the transportation industry. It owns and manages transportation real estate and infrastructure assets serving land, air, sea and rail networks, and runs transportation sector private equity funds. The firm is based in Annapolis, Maryland, with 18 offices across three continents, and acts as a hands-on operator that builds and manages properties for logistics tenants.

Airport infrastructure

Realterm describes itself as an owner and developer of on-airport infrastructure and says it holds the largest on-airport air cargo real estate portfolio in North America, with about 22 million square feet of property and developments at 40 airports. It invests in buildings dedicated to the movement of cargo, aircraft and people on and near airports. Projects listed on the site include:

• A 145 million dollar, 350,000 square foot cargo facility on more than 26 acres at John F. Kennedy International Airport, completed with the Port Authority of New York and New Jersey
• The 900,000 square foot Northeast Cargo Campus at Chicago O'Hare, completed with the Chicago Department of Aviation and Worldwide Flight Services
• A 65,000 square foot multi-tenant cargo building at Manchester-Boston Regional Airport with Amazon Air as first tenant and three widebody parking positions
• The Cargo Modernization Program at Los Angeles International Airport, awarded to LAX Community Partners, a partnership of Realterm and JLC Infrastructure
• A build-to-suit air cargo facility of up to 45,000 square metres at Leipzig/Halle Airport in Germany
• A new flexible, LEED-certified cargo facility of up to 105,000 square feet at Harrisburg International Airport with the Susquehanna Area Regional Airport Authority

Other activities

Beyond airports, Realterm invests in transportation-advantaged logistics real estate in major distribution markets, industrial outdoor storage and private credit. In August 2026 it closed, with Starwood Property Trust, a 672 million dollar industrial outdoor storage financing. The firm states that sustainability and community stewardship are core values given the transportation sector's energy use.
